I firmly believe in Strategic Pricing... the asking price that generates multiple offers. With today’s competitive market place, I believe that pricing your home correctly saves valuable time, reduces unnecessary days on market, and generates competition.

There are many advantages of strategic pricing:
 
1. You’ll receive multiple offers to choose from. In a multiple offer situation, each additional offer we get for you raises the sale price significantly... which nets you more money at the closing!
 
2. Buyers respond very favorably to well priced homes, and are willing to bid up the price. Your offer prices will range from asking price to as much as 20-30% above asking price.
 
3. Motivated buyers who have previously made offers and had them turned down will be ready to hit a “home run” when they make an offer on your home.
 
4. You’ll accept (or counter) the best offer, and be able to have another one in backup position.

Since I only take on a few clients a month, I will focus my time and energy on showing your house to many prospective buyers. Once we decide on our strategy, I will market the Open House on the MLS, Local Newspapers, Craigslist, and various online publications. Broker open houses can also be scheduled to drive in local Realtors and Brokers!

Serious buyers normally work with Realtors to find them a home. That’s why I will keep your listing in front of those that need to see it the most…Realtors. I specifically market to Realtors in order to tell agents exactly what you want in your offers.
 

Yard Signs And 1-800 #'s

 
A sign will be located in a visible place on your property with a 1-800 rider that delivers an automated message describing your homes layout, upgrades, and pricing. This is a great way to attract drive by buyers and possible buyers that are not working with a Realtor.
